Deen Dayal Awas Yojana

DeenDayal Jan Awas Yojana is an economical housing plan of state Government of Haryana has been announced by Prime Minister Narendra Modi on 1st November on Haryana Golden Jubilee Day.

  • ·         Deen Dayal Jan AwasYojna is an amazing scheme of Haryana government to promote the development of ”high density plotted colonies” in Low and Medium budding cities of Haryana through a moderate scheme structure.
  • ·         This scheme aspires to place a check on growing of illegal colonies in these cities and at the same time obtains the goal of ‘Housing For All -2022’.
  • ·         Under the Deen Dayal Jan Awas Yojana scheme, the state government has taken an initiative to expand about 1 Lakh economical homes in the next three years.
  • ·         The plan has been permitted under the Consolidated Licensing Policy 2015 of Haryana Government.
  • ·         Developers or the land proprietors can construct housing colonies within 2 acres to 10 acres of land.
  • ·         The government will not obtain plot for the builders, but the constructors have to buy the plot themselves.
  • ·         Land proprietors will have the liberty to put up for sale their plot at the market price.
  • ·         Farmers will also be authorized to build up housing colonies on their plot.
  • ·         Builders will be permitted to build up units in 25 acres of area in spite of prior minimum of 100 acres.
  • ·         2 Lakh homes will be built up in the country under the proposal by the year 2022.
  • ·         Under Deen Dayal Jan Awas Yojana, maximum authorized part of the land would be 150 Sq.Mt. The least amount and upper limit density per acre are 240 and 400 people in that order.
  • ·         Under the plan, the license cost for the medium-potential cities will be charged at a rate of Rs 1 lakh per acre and for Rs 10,000 per acre for low-potential cities.
  • ·         At least 10% area of licensed colonies will be relocated by the colonizer to the Government for expansion of community amenities.
  • ·         All the builders or developers must have to finish up the housing projects within 7 years after the sanction of the license.
  • ·         The builders will be permitted to build up the housing colonies only in the residential areas of the towns as particular in the relevant master development schemes.
  • ·         The most striking feature of DDJAY for the advantage of potential investors is the availability of loan is sanctioned up to 80% of property value from all top banks.
  • ·         At present, there is a considerable cash factor included in plot dealings and a maximum loan of 60% of cheque value is offered.
  • ·         This plan makes it possible for all investors or buyers to buy the freehold, proceedings free and loanable lands. Novice buyers can get benefit interest rate up to 2.35 lacs under Credit Linked Interest Subsidy Scheme of the government.
